GREAT post!! I wish more buyers would read this. I've seen and heard a handfull of stories how now is not the time to buy. And I think to myself are  you people crazy! When, if ever again will you obtain a mortgage in the 4's%. When will you buy a home where  your mortgage payment is cheaper than your rent. I could go on and on. Thanks for sharing!

Andres, Thanks for commenting.  Think about the articles that show why it is better to buy today with the low rates rather than back when we had the tax credit.  Lower total cost of ownership.  Sure there are parts of the country which may still correct more price wise, but over all much of the country has corrected and now we have low rates on top of that.  Buying a home isn't right for everyone, or in every situation, but "the economy" right not sure is not a reason not to buy.

Nice points Jon, I always have my buyers talk to a mortgage consultant first, so many different programs out there, esp. for first time buyers. Congrats on reaching 100K pts on AR.
