Hazardous Waste Collection South Windsor 2011

Hazardous Waste Collection South Windsor 2011.  The MDC conducts a collection of household hazardous waste in towns throughout the MDC's service area.  They will be conduction a Hazardous Waste Collection in South Windsor  on October 1, 2011 from 8:00am until 1:00pm at South Windsor High School.Hazardous Waste Collection South Windsor 2011

There is no charge for residents to dispose of acceptable items.  The MDC has produced a great information package about the Hazardous Wast Collection in South Windsor, please take the time to read it before bringing your waste.  It outlines very clearly what waste is accepted things like mercury thermometers, or oil paint or antifreeze; and what is not, things like used oil, ammunition, or electronics.

It is advised to get to the collection as early as possible, avoid the lines and wait.  Stay in your car while your hazardous waste is collected, there is no smoking as some waste can be extremely flammable. See the information guide for additional suggestions.

If you are using GPS to get to South Windsor High School, use 91 Ayers Rd, South Windsor.  The entrance to South Windsor High School is right next to Wapping Elementary which is 91 Ayers Rd.  If you want to go "old school", you can find printable directions at this link.

Wapping Fair September 8-11

The 119th Wapping Fair will be held September 8th-11th at Evergreen Walk in South Windsor. 

The Wapping Fair will be open Thursday from 6:00pm until 10:00pm, Friday from 6:00pm until 11:00pm, Saturday from 10:00am until 11:00pm and Sunday from 10:00am until 6:00pm.

The cost of admission for the 119th Wapping Fair is $6.00 for adults and children over 57", $3.00 for children under 57" tall, and seniors are free.  You can find discount coupons at McDonalds on Rt 5, Camp Bow Wow and the South Windsor Community Center, pick up a coupon and save yourself a few bucks on the way in.

The Wapping Fair will be held at 100 Cedar Ave in South Windsor.  That is behind LA Fitness in Evergreen Walk.

This year the Wapping Fair has lots of excitement.  There is the return of the Racing Pigs who are a crown favorite.  They bring their friends the Racing Dachshunds as well.  Jayna Lee will be performing her acrobatic show.  For a complete list of the entertainment, check out this page Wapping Fair Entertainment

The Wapping Fair is after all an Agricultural Fair so there will be judging of artists, bakers, craftsmen and gardeners, along with livestock.  There will be loads of vendors offering almost every conceivable culinary concoction, and local businesses exhibiting their products.

Bryrewood Condos South Windsor CT

So you are considering acquiring your first place and therefore are thinking about buying a condo. Condos much like the units in Bryerwood located in South Windsor can make an excellent option for a first time buyer. FHA financing is an often used method of financing and Bryrewood is FHA approved.  What is vital as you evaluate the condos in Bryerwood to compare them with other complex’s in South Windsor so you can choose if condo living is good for you?Bryrewood Condos South Windsor CT

1. Complex Services: Each South Windsor CT condo complex such as Bryerwood has different services. Does the complex have a pool? Basketball or Tennis court? Recreation place? A gym? Which of these is essential to you? Realize that the more services the complex features it is likely that the regular monthly HOA dues will be higher.

2. Style and appearance of condo: There are different varieties of condos, ranch, garden, townhouse. Some complexes simply have a few units in a building; others have many units in each building, and some might have units above or below yours. Understand your differences to each design, and select one that you would enjoy living in. Do you like the exterior colors, in a condo you likely are not able to change them.

3. Location of the condo within the complex: Corner units are often in additional demand. They usually have only one side neighbor, extra windows and better views. Along with corner units, think about how far in to the complex the unit is located. Do you wish to be right near to the entrance of the complex, or do you like the privacy of being one of the last units? Just about everywhere in South Windsor CT is a convenient location, but also think of where in South Windsor Bryerwood is located.

4. Are there any limits to what you are allowed to do with your condo: Are pets allowed? Can you bar-b-que on your terrace? Can you fly a flag? Can you have a motorcycle, or possibly a work truck? You will have a chance to review the guidelines of the complex (along with accept or decline them as a whole) as part of your purchase. You should also find answers to the most important ones like pets as well as work trucks whenever they matter to you prior to an offer.

Each complex like Bryerwood in South Windsor has dues so that they can settle the bills of the association. The majority of dues are based on the amenities and services provided to unit owners such as lawn care, snow removal, trash removal, pool maintenance, plus money set aside to cover of the maintenance of roadways, or other exterior items. For the most part, HOA dues are based on square footage of your unit..

6. Management of the complex:: How is the Bryerwood being taken care of? Is the exterior within good repair? Landscaping maintained? Are the roads along with parking lots in good repair? Is the fitness equipment up-to-date, does the gym looks clean over all? Does it appear that overall there's a pride of ownership?

7. Financial health of the complex: Ask to view the budget for Bryerwood in South Windsor CT, and if there is a long term strategy in place for long term major maintenance. If you will be using a mortgage loan to purchase your unit there can be requirements that a percentage of monthly HOA dues be put aside for large projects such as roofs or siding replacement. Ask if there were or are they anticipating any special assessments. If the complex is it could indicate that the complex doesn’t set aside ample money for significant repairs which could wreak havoc on your regular monthly budget. Also inquire if there is any pending litigation against Bryerwood, if there is this might also prevent you from being able to finance your new condo.  The Bryrewood complex is FHA approved through 1/18/2013 making financing easier for buyers hoping to take advantage of low down payment mortgage options.

Bryrewood in South Windsor CT is a complex of 188 units which were built in 1980.  The Bryrewood complex is located off of Ellington Rd.  In unit laundry hook-ups and central air conditioning make for desirable features.  There are one bedroom one bath units and two bedroom and two bedroom units.  Bryrewood is FHA approved through 1/18/2013.

Two Bedroom Condos for Sale in South Windsor CT

Two bedroom condos for sale in South Windsor CT.  Financing is a big part of buying any home, including condos, so I wanted to add to Peggy's great post here about two bedroom condos for sale in South Windsor CT with some financing tips.

FHA is a very common method of financing condos since they require just a small down payment.  To learn more about FHA loans I suggest a post I've written about "What Is An FHA Mortgage".  To get an FHA loan on any of the two bedroom condos for sale in South Windsor CT or any condo for that matter that complex must be FHA approved.

There are currently (as of 7/25/2011) 8 complex's FHA approved in South Windsor, 2 of those will expire on 7/31/2011.  Of the complex's mentioned below in Peggy's original post, Bryrewood and Mill River Meadows are currently FHA approved.

If a complex is not FHA approved, it may be possible to be re-approved, and it may be possible for a buyer to obtain a conventional loan to purchase their condo.

    The median sales price for homes in South Windsor for January through March of 2010 was $257,500. This represents a decline of 0.2%, or $500, compared to the prior quarter and a decrease of 5.9% compared to the prior year. Sales prices have appreciated 14.4% over the last 5 years in South Windsor.

     

     

    Average listing price for homes on Trulia in South Windsor was $288,836 for the week ending April 14, 2010, which represents a decline of 1.6%, or $4,740 compared to the prior week and a decline of 0.1%, or $170, compared to the week ending March 24, 2010. Average price per square foot for homes in South Windsor was $142 in the most recent quarter.
